  3. FED planning on increasing interest rates, is now the Right time to buy?

The answer is very likely yes..

Althogh everyone has their own uniqe needs and situations, if you are financially and emotionally ready to buy a home, waiting even a few weeks could cost you thousands of dollars.

  5. I am a college student studying realtors for a class. I have three questions: what schooling is involved in becoming a realtor, what are the different types of realtors, and what is the cost/budget that you work with as a realtor?

First let me clarify the REALTOR designation. REALTOR is a designation earned by real estate agents who become a member of the REALTORS association. These agents are required specialty training in many areas of real estate and focus heavily on ethics training to insure proper handling of the public.

To become a licensed agent you must complete 96 hours of class room education and pass the test issued by the Kentucky Real Estate Commission. The classes to become an agent cost around $700 if you use an online or specialty class that is not part of the college courses. This 96 hour course is all the education needed to pass the test to become an agent.

There are many other specialties you can earn once you become a licensed agent but a license is all that is required to be legal to sell real estate in Kentucky.
      Thanks for the great question.

There are programs available that are very low or no down payment to purchase a home. They are based on income and debt to income ratio's. There are many programs including FHA, VA, RHS, KHC, Conventional and others that may work for your needs.

We have some very reputable and professional mortgage brokers whom we work with than can work with you to determine what are your best options. Most of it can be done via phone and internet and is very simple. I hope this helps.

  9. Mine is a protocol question. I have been looking for a townhome for several months now, and have been using a realtor. She has been attentive and has looked very hard for my listed requirements. Problem is I cannot find a suitable home I would be happy with in my current price range. I have come to realize I need to postpone my search for 4 months, as will have access to more funds to put me in the right markets I require to be satisfied. She(realtor) has put in time and money (bridge tolls, gas, personal time etc.)Should I offer some form of renumeration or is this common to happen. I plan on still retaining her for the new search

Great question.  Since you plan on retaining your realtor when your position as a buyer becomes stronger you owe that realtor only loyalty.  She sounds like she has earned your trust through hard work on your behalf and she will be happy to again earn a commission once she locates you the perfect property.  I advise you communicate to her your change in strategy and she will respond to those needs.  I commend you for your loyalty to your agent.   We would be happy to have more customers like you and more agents like her.  You are appreciated.  Good luck with the search!

  15. We've just gotten our home loan for my boyfriend's moms rental house. We're buying from her, and how long do we have to allow the tenets to remain there? And does it matter if their daughter is under 18, she is 17. So I have heard 30 days, 90 days, and a year?
